Beijing Zhongzi Real Estate Appraisal Co., Ltd. was founded in December 1992. It is formerly known as Zhongzi Asset Appraisal Firm, which is an enterprise owned by the whole people directly under the administration of China International Engineering Consulting Corporation, specialized in the asset appraisal business (including real estate appraisal business).
In June 2000, after restructuring, Zhongzi Asset Appraisal Firm was renamed as Zhongzi Asset Appraisal Co., Ltd. Now the company is one of China's top asset appraisal institutions, characterized by longest history, largest size, best service quality and with securities practicing qualification.
In April 2001, in accordance with relevant stipulations of the Ministry of Construction, Beijing Zhongzi Real Estate Appraisal Co., Ltd. was set up on the basis of the former Real Estate Appraisal Department of Zhongzi Asset Appraisal Co., Ltd. and with China certified real estate appraisers as the investment subject. The registered capital of the company is 2 million RMB Yuan.
Our company has Qualification Certificate of Real Estate Price Appraisal Institution (First-grade) granted by the Ministry of Construction, Certificate of Beijing Municipal Real Estate Brokerage Institution, Qualification of appraisal for real estate demolition and relocation, qualification of appraisal for house defects, Qualification Certificate of Land Appraisal Institution granted by the Ministry of Land and Resources, Class A Qualification Certificate of Engineering Consultancy granted by National Development and Reform Commission, and Qualification of legal verification granted by Supreme People's Court and Beijing High People's Court. Our company is entitled to carry out real estate appraisal business for various appraisal objectives and various real estate categories and engineering consulting business all over China. At present, our company is a standing member of Council of China Real Estate Values Association.
Since its foundation, our company has provided large number of high-quality and high-efficient real estate appraisal services for many domestic and foreign clients. By the end of October 2006, our company had completed more than 2000 appraisal projects. The total appraisal value had reached over 540 billion RMB Yuan, and the total area of the real estate for appraisal had been about 260 million square meters. Among these appraisal projects, there are 14 projects in connection with oversea listing and 46 projects in connection with domestic listing. These appraisal projects were performed for various kinds of appraisal objectives, including the incorporation of a company, the restructuring of enterprises, the stock issue and listing, the share placement and assets swap by listed companies, the equity transfer, mergers and acquisitions, establishing foreign-Chinese joint ventures, establishing domestic jointly-run enterprises, mortgage financing, bankruptcy liquidation, debt-equity swap, project appraisal, and so on. Our company has participated in the formulation of some industry standards such as Code for Real Estate Appraisal, Economic Assessment Methods and Parameters for Construction Project issued by the Ministry of Construction, Regulations for Valuation on Urban Land issued by the Ministry of Land and Resources, and Interim Opinion on Assets Appraisal Practice issued by China Appraisal Society.
